CHOOSING YOUR INVESTMENT APPROACH

Real estate investing, at its core, involves buying, owning, managing, renting, or selling real estate for profit. While it may seem straightforward, there are various strategies to consider, each with its own challenges and rewards.

When it comes to real estate investing, there are three main approaches to explore: Turnkey, DIY (Do-It-Yourself), and “Flipping A Contract”. Each approach has its advantages and considerations, and understanding which approach best aligns with your goals is important.

  • Turnkey: Let us introduce you to the world of Real Estate Investment Trusts (REITs) – the gateway to a more hands-off and diversified investment strategy. Picture REITs as a treasure chest brimming with a variety of properties. When you invest in a REIT, you unlock the potential to earn income from multiple sources. It's a low-entry option that allows you to get involved in lucrative projects, like the renovation of an apartment complex, all while spreading your risk across different properties.

    • Take inspiration from notable female investors like Barbara Corcoran, whose savvy moves, based on leveraging REITs, have led to a successful real estate empire.

  • Do-It-Yourself (DIY): Not afraid to get your hands dirty on your first investment property? Investing directly into real estate by buying fixer-upper houses, renovating, and selling them for profit, also known as "flipping," is a great hands on approach that offers potentially higher returns. If you don’t wish to sell, purchasing a rental property and becoming a landlord is another great option that can provide long-term income and build wealth. You can also consider offering short-term rentals, such as Airbnb, which allows you to rent out part or all of your home for short periods of time, earning you extra income from your property.

    • Influential women investors include Dottie Herman, the CEO of Douglas Elliman and the “richest self-made woman in real estate” according to Forbes. Dottie has built her wealth through direct real estate investing!

  • “Flipping A Contract”: A third option for investors is Wholesaling. This method is ideal for women who are ambitious about getting started but don’t want the hassle of managing a property directly. Wholesaling involves finding a rundown or undervalued property and negotiating a contract with the homeowners to buy the house. Wholesalers then sell those contracts to other investors for a profit. The goal is to generate income through the sale of the contract, making it a clever way to create revenue without needing extensive renovations or managing a property directly.
