Impact Investing Trends for 2024: The landscape of impact investing is evolving with a push towards transparency and standardized impact metrics. New players, including tech startups and established financial institutions, are bringing innovative perspectives. AI is enhancing analytical capabilities, promising sustainable and ethical investing with both financial returns and positive social outcomes (Atlanta Consulting Group) (Impact Investor).
Top Impact Investing Funds: Major private equity firms are leading the impact investing movement. TPG Rise Climate closed on $7.3 billion, targeting investments in climate solutions and sustainable agriculture. Other notable funds include General Atlantic’s BeyondNetZero with $3.5 billion and KKR's second impact fund with $1.9 billion, focusing on measurable social and environmental impact (PitchBook).
As a reminder, RISE maintains a comprehensive database of private vetted, exclusive, impactful investments that includes everything from startups to established funds and real estate, spanning all areas of impact. These opportunities vary; some have specific participation qualifications, while others are more accessible. We do this because we all have different levels of savings, communities, and can participate in impact at different levels. Unlike traditional lending, impact lending prioritizes funding projects that align with specific values and goals, such as sustainability, community development, and social justice. As an expert in private investing with decades of experience, I've seen firsthand the transformative power of impact lending.
Why Impact Lending Matters Impact lending involves offering loans to entities that aim to achieve a positive impact in addition to financial returns. These loans can be directed towards a variety of sectors, including renewable energy, affordable housing, small business development, and education. The goal is to provide capital that supports initiatives making a tangible difference in society. Impact lending is about more than just earning interest on loans; it's about contributing to meaningful change. For women, impact lending can be a powerful tool to support other women entrepreneurs, foster community growth, and champion causes that matter most.
Types of Impact Lending
Microfinance: Providing small loans to entrepreneurs and small businesses, especially in developing countries, to help individuals start or grow their businesses, leading to economic development and poverty reduction. Microfinance can empower women entrepreneurs who often lack access to traditional banking services.
Community Development Financial Institutions (CDFIs): Offering loans for affordable housing, community facilities, and small businesses to support local economic development and build stronger, more resilient communities.
Green Lending: Financing projects that have environmental benefits, such as renewable energy projects, energy-efficient buildings, and sustainable agriculture to help combat climate change and promote environmental sustainability.
High-Level Opportunities in Impact Lending
Private Lending Opportunities: High-net-worth individuals and institutional investors can explore private lending opportunities that target high-impact sectors, such as renewable energy startups, social enterprises, and private educational institutions. These opportunities often provide the potential for higher returns while driving significant positive change.
Direct Lending to Nonprofits and Social Enterprises: Investors can provide direct loans to nonprofits and social enterprises focused on addressing critical social issues, such as homelessness, healthcare access, and education inequality. These loans can help these organizations scale their impact and achieve their mission.
Participation in Impact Funds: Investors can participate in impact investment funds that pool resources to finance a diversified portfolio of impact-driven projects. These funds are managed by experts who identify and support high-potential initiatives across various sectors, offering a streamlined way to engage in impact lending.

🌟 A company focused on treating medical conditions related to bone 🌟
📍 Why This Company? This company has developed novel chemistry that selectively delivers pharmaceuticals to a specific tissue. The advantage of this technology is that exposure to the active pharmaceutical occurs only in the targeted tissues, thereby eliminating toxicity to unrelated organs.
🚀 Mission: The initiation of clinical trials and the advancement of its therapeutic solutions are indicative of the company's expansion in its operational activities within the biotechnology and health care industry.
♻️ Impact Goals: The company is developing innovative drugs that can selectively distribute to musculoskeletal tissue. These drugs carry payloads such as small-molecule hormones or anti-cancer agents. Its first clinical program utilizes tissue-selective distribution to deliver prostaglandin, a potent hormone that triggers the body's own regenerative process, to musculoskeletal tissue to renew and repair muscle and bone. The drug-conjugate carries the drug in an inactive state until it binds to the bone. After the targeting moiety binds to bone, the drug is released where it is received by mesenchymal stem cells, stimulating their maturation to several lineages.
💰 Funding: This company has recently raised $15 million for Phase 1 clinical trials, indicating an influx of capital to support its research and development efforts. Additionally, the company has begun dosing patients with its investigational drug, which is designed to accelerate the healing of bone fractures, suggesting progress in its product pipeline.
👩💼 Women Exposure: Bone health is important for women. 50% of post-menopausal women have bone loss. While existing treatments can slow down bone degeneration, there is currently no safe way to reverse bone loss. The body’s skeleton renews itself only every 10 years.
🧑🔬 Team and Expertise

💡 My Thoughts: In September 2023, the company announced the successful dosing of the first human participants in a randomized, double-blind, placebo-controlled clinical trial. The company’s work is going to contribute to societal health and wellbeing, bringing potential broader impacts of its innovations. So, it's beneficial for investors to invest in such companies at an early pre-revenue stage before its exit strategy, such as acquisitions, mergers, or initial public offerings (IPOs).
