🌟 An Innovative Investment Cooperative 🌟
📍 Overview: This investment cooperative and public benefit corporation focuses on owning and operating “impact real estate” and investing in privately held “impact companies.” This fund allows you to participate in impact in a diverse capacity.
💰 Fund Size: $25 – 49M
📈 Investment Focus: The cooperative proactively targets the following impact themes (while remaining open to others):
Environmental conservation and stewardship
Renewable energy and energy efficiency
B-Corp, LEED, organic, and/or fair trade certification
Majority ownership and/or leadership by women or BIPOC
Employee ownership
Cooperatives
Democratic workplaces
Sustainable agriculture, forestry, and land use
Social justice
Community wealth building
👩💼 Leadership: 50% or more of the investment team identify as women.
💼 Mission and Impact: The fund targets patient capital and “non-extractive investors” who do not demand the kind of “maximize-it-at-all-costs” financial return that conventional investing does. It prioritizes the highest possible financial return without the “win-at-someone-else’s-expense” paradigm, benefiting stakeholders like employees, customers, suppliers, the environment, the community, and so on.
🚀 Portfolio & Return: At least 60% of the assets are impact real estate, with the remaining 40%-or-less in private impact company investments. Projects 5.5%-8.0% average annual patronage dividends.
💡 My Thoughts: The cooperative has a diverse portfolio with private debt, equity, AND real estate assets. Unlike traditional funds, it is an open-ended, evergreen fund into which members can invest via annual stock offerings; each member has one vote, regardless of investment size. It is welcoming to non-accredited investors who can participate in its offerings and receive 1099s instead of relatively complex K-1s, due to its cooperative nature. The fund accepts both accredited and non-accredited investors.
