 🌟 Impact Based Real Estate Investment Opportunity in Dallas 🌟 

 Overview: We are excited to present a real estate investment opportunity in the Dallas-Ft. Worth MSA offered by an Impact Circle Member’s Impact based REIT fund, known for its strong returns in a high-growth Texas submarket. This opportunity offers a strategic blend of strong cash flows and forced appreciation, leveraging a property tax abatement program to boost profitability and social impact.

Impact Goals:

This project presents strong financial returns but also supports affordable housing by maintaining half of the units at 60-80% of the area median income. This initiative not only fosters community development but also results in significant savings, eliminating over $1MM in expenses from day one, aligning with our commitment to sustainable and impactful investing.

Project Highlights:

  • Strong Investor Return Metrics with Conservative Underwriting:

    • Projected Internal Rate of Return (IRR): 17%

    • Average Annual Cash Flow: 7% (paid quarterly)

    • Return of Capital: 2.3x

    • Preferred Return: 8%

  • Operating Partners: Partnered with a robust operator with a track record of over 25,000 units acquired in Texas, completing 35 full-cycle deals with an average IRR of 32.99%.

  • Attractive Financing: Benefiting from a loan assumption with a fixed rate of 3.84%, well below today's market rate, enhancing the project's financial viability.

  • Market Fundamentals: The region has experienced significant population, job, and wage growth, which supports the tax abatement strategy and ensures a robust renter base. The average median income in the area exceeds $100k.

  • Newer Vintage Property: Built in 2020, this property benefits from newer construction, leading to fewer repairs and maintenance and better amenities.

Funding and Investments: This opportunity is time-sensitive due to the specifics of our loan assumption process.

Basic Questions Investors Might Consider:

  1. What are the specific terms of the property tax abatement program, and how do they impact the project's long-term financial projections?

  2. What are the anticipated challenges in maintaining the affordability criteria of the units, and how will these impact investor returns?

  3. How sustainable is the projected cash flow in light of the current economic climate in the Dallas-Ft. Worth area?
