🏠 Spotlight: Impact Real Estate

Here’s what we’re watching this week:
The Opportunity: A $10 million affordable housing fund that focuses on renovating properties in underserved areas.
The Returns: Expected annualized returns of 12%-15% with steady monthly payouts.
The Impact: Each dollar invested provides safe, quality housing for families in need.

💰 The Case for Debt Funds
Debt funds are the unsung hero of impact investing. Why? They offer predictable cash flow and lower risk, making them ideal for uncertain markets.
What we love about debt funds:
Reliable Passive Income: Monthly payouts keep your cash flow consistent.
Impact: Funds can target underserved borrowers, like women entrepreneurs or first responders.
Stability: Debt funds are less volatile than equities or other high-risk investments.
On our radar this month:
A debt fund focused on small business growth offering 20% annualized returns over a 36-month period.
The Social Impact: Supporting debt relief of social responders.

📢 🌱 What Are Cash-on-Cash Returns?
Cash-on-Cash Return (CoC) is a simple way to measure the cash income you earn on an investment compared to the cash you initially invested. It shows how much passive income you're receiving from your capital, separate from any potential appreciation when the property is sold.
Example from the Vanderbilt Deal we just sponsored :
This specific opportunity offers is a 7.9% cash-on-cash return, paid out monthly. This deal is a bank acquisition.
What does that mean in simple terms?
If you invest $100,000, you could receive:
✅ $7,900 annually in passive income (7.9% of $100,000)
✅ $658 per month in cash flow, directly deposited
✅ Over a 3-year period, this could total $23,700 in passive income — all before any profits from the sale of the property.
💡 This return is purely from income generated by the property and paid monthly – separate from any gains when the property is sold.
